1. Prospects
who drive up to your house will formulate their opinion within the
first 15 seconds. This curb appeal will frame how they view the rest
of the house. "Curb appeal sets expectations," according to staging

2. Sidewalks and
driveways must be kept free of leaves and debris from trees. It is
also essential that drives and walkways be edged to present a clean
appearance.
3. Everything at
the front door must be perfect. Buyers will notice even the little
things while they wait for the agent to unlock the "front" door.
Door knob, doorbell, Welcome Mat and door- knocker should be new or
shine. The key should slip easily into the lock. Never hang the
lockbox on the side or back door.
4. Add an
attractive house number by the front door that stands out.
5. The mailbox
is part of your home. They are inexpensive to replace so take a hard
look at your old one.
6. Consider
adding a few additional outdoor lights to highlight your property,
such as the front porch.
7. Pets can
often present additional challenges. Be sure to talk with your agent
so you can minimize any negative issues that may turn off the buyer.
8. Less is more.
Box unwanted items or extra furniture that is making a room look

beds, opening curtains and blinds and putting the dog's dish in the
garage.
